What to expect
Fonteverde is a luxury thermal hotel, not a public bath. It stands on the edge of San Casciano dei Bagni, a hill village in the far south-east of Siena province, close to where Tuscany meets Umbria and Lazio. The resort has gone by several names over the years. Booking sites still call it Fonteverde Tuscan Resort & Spa, while Italy’s national tourism site and its current branding use Fonteverde Lifestyle & Thermal Retreat. It is the same place.
The core of the building is old. Grand Duke Ferdinando I de’ Medici commissioned a portico over the mineral spring here in 1607, and the hotel grew out of that Renaissance structure. Today it is a five-star spa resort with rooms and suites, restaurants, a medical wellness programme and a set of thermal pools on terraces facing the Val d’Orcia.
The water rises from deep springs linked to Monte Amiata at a natural 108°F42°C. The resort describes it as odourless and rich in calcium, fluoride, magnesium and sulphur, and says it is used untreated because the source is deep and the flow constantly renews the pools. The resort markets the water for muscles, skin and breathing. Those are its claims, not established medical facts.
San Casciano itself is a spa town of long standing. The comune has 42 thermal springs averaging about 104°F40°C, with a combined flow of about 5.5 million litres a day, which local sources rank among the largest in Europe.
The pools
Italy’s national tourism site counts seven thermal pools spread over about 5,000 square metres of garden. Areas named by the resort and Visit Tuscany include:
- The therapeutic thermal pool: the main pool on most day packages, with a natural waterfall and massage jets.
- Panoramic infinity pools: outdoor pools with an open view over the Val d’Orcia hills.
- Bioaquam: a hydrotherapy circuit of indoor and outdoor pools with hydromassage seats and water stations. A reseller counts 22 kinds of jet.
- Etruscan circuit: sauna, steam room, a grotto and a hot-and-cold leg circuit.
- A pool for dogs: set aside for guests travelling with a dog.
The resort does not publish the temperature of each pool. Expect the main thermal pools to be warm rather than scalding, well below the 108°F42°C at the source.
Treatments include thermal mud, inhalations, massages, facials, a Rasul mud ritual and cryotherapy. Some mud and inhalation treatments are offered under an agreement with Italy’s national health service.
Prices and booking
Fonteverde does not post day spa prices on its main site, and its websites block automated reading, so the figures below come from outside listings. Check them with the spa before you go.
- Visit Tuscany listed package (valid September 23, 2026 to September 20, 2028): €35 to €58 per person depending on the formula. It covers the therapeutic thermal pool with its waterfall and jets, the linked relaxation areas and a bathrobe. Higher formulas add the Bioaquam or Etruscan circuit.
- Valdichiana Living reseller (undated): Thermal Regenerating Day Spa €59 on weekdays and €70 on holidays; Thermal Wellbeing Path €78; Salus per Aquam all-inclusive with a massage €195 to €199.
On the Visit Tuscany package these cost extra: towel and slipper rental, sunbeds and umbrellas, other circuits, massages and mud rituals, and meals and drinks. Bring a swimsuit; the spa shop sells them if you forget.
Hotel guests have the pools as part of their stay. When booking direct, the resort advertises free all-inclusive stays for children up to 12. It does not publish an age limit for the spa areas, so ask before bringing children on a day pass.

Getting there
The resort is at Località Terme 1, just below the village of San Casciano dei Bagni.
- From Rome: about 156 km (97 miles), roughly 2 hours. Take the A1 north to the Chiusi-Chianciano Terme exit, then follow signs for Sarteano, Cetona and San Casciano dei Bagni.
- From Florence: about 141 km (88 miles), roughly 1 hour 45 minutes, using the A1 south to the same exit.
- From Siena: about 100 km (62 miles), roughly 1.5 hours.
- From the A1 Chiusi-Chianciano Terme exit: about 22 km (14 miles) of country roads, roughly 25 minutes.
Public transport is thin in this corner of Tuscany. The agency behind the Visit Tuscany day package offers private transfers from Siena or your hotel on request, and the resort has its own helipad. A car is the practical choice.
When to go
The resort is open all year. Thermal water at 108°F42°C makes autumn and winter the best time for a soak here, when the hills are cool and the steam rises off the outdoor pools. Weekdays are quieter and some day packages cost less than at weekends and on holidays.
Summer is busier with hotel guests, and midday sun on the open terraces is strong. On the 2026 day-spa listing, Tuesday hours are shorter (10am to 3pm), so avoid Tuesday if you want a full day.
Where to stay nearby
- Fonteverde itself is the obvious choice if you want unlimited pool time.
- San Casciano dei Bagni village, about 1 km up the hill, has smaller hotels and agriturismi, and is one of the borghi listed among Italy’s most beautiful villages.
- Chianciano Terme, about 27 km (17 miles) north, is a larger spa town with many hotels at lower prices.
Safety notes
- Heat: hot water and long sessions can cause dizziness. Drink water and take breaks in the shade.
- Medical treatments: the resort runs medical wellness programmes. Talk to your own doctor first if you are pregnant, have heart problems or take regular medication.
- Roads: the last stretch is on winding country roads. Allow extra time after dark or in fog.
Nearby stops worth adding
About 30 km (19 miles) west, Fosso Bianco at Bagni San Filippo is a free wild stream of hot pools below white travertine formations. Terme di Chianciano is the nearest large spa town, and Bagno Vignoni in the Val d’Orcia has free hot water channels below its medieval square. San Casciano is also known for a major archaeological find: in 2022 excavations at its ancient baths uncovered a group of Etruscan and Roman bronze statues.
